Registers of Scotland (RoS) is the Government Department responsible for recording and registering a variety of legal documents in Scotland. Our work is dominated by two main registers - the Register of Sasines and the Land Register - recording ownership of and rights over, land and property in Scotland.
Apart from the two main registers we hold 14 registers grouped under the collective name of the Chancery and Judicial Registers. These remaining registers deal with a variety of legal documentation, from personal debt and bankruptcy to commercial contracts, wills and separation agreements.
RoS have always been self-financing, funded by the fees we charge. Operating as a trading fund, we pride ourselves on providing a high standard of service to all customers including the legal profession, financial institutions and the general public.
Our goal is to further reduce reliance on paper-based systems, and our products and services such as artl (Automated Registration of Title to Land) and Registers Direct help us to achieve this. We can provide a range of land and property information including bespoke reports.
Our work protects peoples’ legal rights and we play a vital role in maintaining economic confidence by guaranteeing land and property ownership. Our main aim is to record and safeguard rights whilst providing open and efficient access to important information.
